What is an Electrical Installation Condition Report (EICR)?
An electrical inspection condition report (EICR) is an in-depth inspection of your property’s electrical systems and installation. The report assesses the competency of your electrics in 4 different categories:
C1 – this indicates that a major danger exists, risk of injury is likely and immediate action is required.
C2 – Potentially dangerous and remedial action is needed urgently.
C3 – Improvement to your electrical system is recommended. C3 is the only classification code that appears on a report and still passes the EICR test.

Why do I need an EICR?
The purpose of an EICR is to make sure the electrical systems and installations within a building are safe, correctly installed, and well maintained.
How long does an EICR test take?
An EICR will take around 2-4 hours to complete, depending on the size of a property and the number of circuits requiring testing.
What does an EICR test look for?
As part of the testing, our landlord electrician will test the electrical installation against the requirements of BS7671- Requirements for Electrical Installation (IEE Wiring Regulations). Specific issues that can be revealed through an EICR test include:
- Adequacy of earthing and bonding
- Areas of electric shock risk and fire hazards
- Faulty electrical works that could result in injury or long-term electrical system faults
- Provision of residual current devices (RCD)
Will testing cause a lot of disruption to the power?
We always advise our landlords/tenants that power will be on and off intermittently for the during of our test.
We will isolate each circuit one by one to carry out the test. Any circuit that cannot be switched off will be noted on the final report.
When is a EICR needed?
Every 5 years for Domestic properties
– Every 5 years for Commercial properties
– Every 3 years for Industrial properties
– Every 1 year for swimming pools
EICR testing must also be carried out:
– When a property is being prepared to let by a landlord
– Change of occupancy in a rented property
– Where there is reason to believe that damage has been cause to the building or installation e.g. fire
or water damage.
